Hyderabad, the capital of the Indian state of Telangana, has the highest number of skyscrapers and high-rise buildings in South India.[1] The city has 223 high-rise buildings over 100 metres (328 ft) with 25 skyscrapers above 150 metres (492 ft).[2] The three towers of SAS Crown are the tallest buildings in Hyderabad. Standing at 235.3 metres (772 ft) in height with 58 storeys, SAS Crown was the 25th tallest building in India, the third-tallest outside Mumbai, and the tallest in South India when it topped out in October 2024.[3][4]
Most of Hyderabad's high-rise buildings are located in key business areas such as Gachibowli, HITEC City, Raidurg, Kondapur, and Manikonda in the western regions of the city. Kukatpally and Miyapur in the city's northwest also have numerous high-rise buildings. Additionally, large-scale real estate developments are emerging in the southwest regions in newly planned localities such as Neopolis, Kokapet and Gandipet.[5]
The city has over 270 high-rise buildings under construction, each with a minimum height of 100 metres (328 ft). The tallest of these is the Candeur Skyline project, which comprises four towers each reaching a height of 244 metres (801 ft).[6]
History
Early Developments (Pre–2000s)
Prior to the 21st century, Hyderabad's urban development was largely horizontal, with few structures exceeding ten storeys. The first high-rise in Hyderabad was the Babukhan Estate, completed in 1987. The building stood 59 metres (194 ft) tall with 17 floors, comprising a mix of office spaces and retail businesses.[7] The Babukhan Estate remained the tallest building in Hyderabad for the next 27 years until 2014.[8] Other high-rise buildings such as the Burgula Ramakrishna Rao Bhavan (1980s) in Khairatabad and the Swapnalok Complex (1987) in Secunderabad marked early attempts at vertical growth.[9] However, restrictive zoning regulations, low land cost, and limited demand for high-density living curbed skyscraper construction.[10]
First Wave of High-Rises (2000s–2010s)
The advent of HITEC City and the development of Cyberabad in the early 2000s catalysed the construction of mid-rise and high-rise office spaces. Projects such as Raheja Mindspace, Lanco Hills, Malaysian Township, and Lodha Bellezza symbolized Hyderabad's entry into large-scale commercial and luxury residential high-rises. This period also saw the proliferation of gated residential towers in emerging neighbourhoods like Madhapur, Kondapur, and Gachibowli.[11] Hyderabad got its first skyscrapers during this period with two towers of Lodha Bellezza rising to 153 metres (502 ft) each in 2014.[12]
Policy Shifts and the Vertical Boom (Late 2010s–2020s)
A second, more pronounced phase of vertical growth began in the late 2010s, enabled by favorable state-level reforms such as the Telangana Building Permission Approval and Self-Certification System (TS-bPASS).[10] Relaxed floor space index (FSI) norms, faster approval processes, and an influx of real state investments led to the announcement of several high-rise projects. The city witnessed a rapid construction boom in the late 2010s, particularly around the IT corridor in its western regions, driven by an influx of technology firms, increased foreign investment, and a burgeoning upper-middle-class population.[13]
Developers like My Home Group, SAS Infra, Auro Realty, and RMZ launched ambitious residential and commercial skyscrapers in areas such as HITEC City, Kokapet, Nanakramguda, and Puppalaguda. The completion of SAS Crown in 2025 marked Hyderabad's entry into the 200m+ skyscraper league.[4] Residential high-rises offering premium amenities, often in the 40–50 floor range, became increasingly common.[14]
Ongoing and Future Trends
As of 2025, Hyderabad has the second-highest number of skyscrapers in India, behind only Mumbai, and continues to witness a robust pipeline of high-rise construction.[15] Numerous buildings exceeding 50 floors are under development, including mixed-use towers and luxury residences with branded tie-ins.[16] Enhanced connectivity through infrastructure projects such as the Hyderabad Metro expansion, Outer Ring Road (ORR), and the Strategic Road Development Programme (SRDP) is expected to further boost the economic feasibility of high-rise projects.[17][18]
Architecturally, the city’s skyline reflects a blend of modern glass-and-steel towers, luxury residential complexes, and mixed-use developments that integrate commercial and lifestyle spaces.[19] Many new buildings emphasise sustainability and smart building technologies, incorporating features such as energy-efficient facades, rainwater harvesting, and green rooftops.[20]
Over the next decade, Kokapet, Neopolis, and the Financial District are projected to house several of the tallest towers in South India.[21] The city's skyline continues to evolve rapidly, marking Hyderabad's transformation into a major urban and economic hub in South Asia.[22]

The city boasts over 270 buildings currently under construction with a minimum height of 100 metres (328 ft), of which 137 will be skyscrapers rising above 150 metres (492 ft). Buildings that are only approved or proposed are not included in this table.
