Jesselton Quay

Jesselton Quay (JQ) is a 16.25-acre master planned heritage waterfront development in Kota Kinabalu (KK), Sabah, Malaysia. This is the single largest port land redevelopment with Suria Group’s 60-acre grand port regeneration plan forming Jesselton Waterfront City (JWC).

Within JWC, Jesselton Quay is pivoting Kota Kinabalu’s transformation as the new waterfront tourist magnet showcasing the best of Sabah’s heritage and cultural offerings. It is located within walking distance of the convention centre, cruise terminal and ferry/boat jetty. JQ is also walkable to the city within 10 minutes.

Jesselton Quay is a mixed development project comprising 3 phases; inspired by many iconic waterfront landmarks such as Xintiandi, Darling Harbour, Clarke Quay and Victoria and Alfred Waterfront, Capetown.

Jesselton Quay has three integral components;

Phase 1: JQ Central

Phase 2: Q Suites

Phase 3: Quayside


Phase 1: JQ Central The first phase of the project includes Citypads and Gallery Shoppes at 33-storey tall and a corner 8-storey commercial tower had completed and handed over in 2021. It is now the most successful Airbnb destination in KK with investment returns of 8% by operators.

Phase 2: Q Suites is the only hospitality component available for investment offering 500 fully-fitted suites.

Phase 3: Quayside is the humanscale streetmall component spanning the full waterfront and bookmarked by the international cruise terminal at Quayside North & the ferry terminal at Quayside South. In a single phase the development will consist of Q Marche - cultural and artisanal retail; Q Shoppes - piazza centred shops; and Q Square - hosting flagship F&B directly on the waterfront with a large event space for community functions and activities.

The waterfront will be enjoyed by the visitors and population, unlike privatisation at other stretches in KK. The Quayside will not be overdeveloped as it is fully-managed and developed for lease. This will help ensure everyone gets to enjoy the waterfront aliek the dancing fountains at KLCC Central Park.
