Hiranandani Parks, formerly known as Hirco Palace Gardens, is a 149-hectare (369-acre) residential township consisting of several skyscraper condominiums in Chennai, India. It is located in the southern suburb of Oragadam.[1]

History

In 2006, the Mumbai-based real estate company Hiranandani Group bought close to 190 hectares (480 acres) of land in Palur village.[2]

History and Development

The project was launched in 2006 when Hiranandani Group, well known for its flagship developments in Mumbai, acquired a large tract of land near Oragadam, which is about 40 km from Chennai city centre. The township was envisioned as part of Chennai’s expanding urban sprawl towards the south-western industrial corridor. Oragadam was already attracting major automobile and electronics manufacturing units, creating a demand for high-quality residential infrastructure.[2][3]

Spread over nearly 360 acres, Hiranandani Parks is one of the largest township projects in the region. The integrated plan includes premium apartments, bungalows, sports facilities, retail outlets, and open green spaces, creating a self‑contained mini‑city.[4] The township was developed in phases, with the first residential towers handed over in the early 2010s.[5]

Location and Connectivity

Oragadam is strategically located at the crossroads of the Grand Southern Trunk Road (GST Road, NH45) and the Chennai-Bangalore Highway (NH48).[6] This connectivity has contributed significantly to the region’s rapid industrialization. Major multinational corporations like Renault-Nissan, Daimler AG, Apollo Tyres and several auto ancillary units have established manufacturing facilities in the Oragadam Industrial Corridor.[7]

The township is connected by well-maintained arterial roads and is roughly a 45-minute drive from Chennai International Airport.[8] The Chennai Suburban Railway network expansion and upcoming metro corridor proposals are expected to further enhance connectivity for residents.[9][10]

Architecture and Layout

The township’s design reflects the signature Hiranandani architectural style-modern high-rise towers combined with neo-classical façades, wide internal roads, landscaped gardens, and dedicated spaces for amenities.[11] The residential clusters include a mix of 2, 3, and 4 BHK apartments and independent villas.[12]

In addition to residential spaces, Hiranandani Parks features themed gardens, jogging tracks, children’s play areas, a clubhouse, sports stadiums, and a 9-hole golf course—promoting a holistic community lifestyle. Many of the common areas are designed with sustainability in mind, incorporating rainwater harvesting systems and green building principles.[11]

Economic Impact

The development of Hiranandani Parks has contributed to the socio-economic upliftment of surrounding villages by generating direct and indirect employment opportunities during the construction phase and in ongoing township operations. Local businesses, transportation services, and ancillary service providers have benefited from the influx of residents and workers.[4]

The towers

Built on a 153-hectare (379-acre) plot,[13] the complex consists of 27 high-rise towers ranging from 16 floors to 28 floors. The tallest towers are 104 m (341 ft) high.

A township has a 820-foot (250 m), 12-bay golf driving range, and a nine-hole, resort-style golf course planned on 20 hectares (50 acres).[13]
